WORKFORCE & SENIOR HOUSING
UniDev is THE progressive leader in providing workforce housing to public and private employees. UniDev develops residences that can be purchased or rented by teachers, firefighters, police officers, nurses and other medical practitioners, and other employees who are critical to a community and who are working in places where real estate costs are high. UniDev also incorporates senior housing in our programs. Through our work, UniDev is helping to rebuild this nation’s cities. What better approach is there than to make housing affordable and permanently available to those who serve the public and to use their stability to anchor urban neighborhoods?
UniDev has the capacity and expertise to develop senior housing units at different points in the care continuum including independent and assisted living. Our team of experts provides state-of-the-art facilities that accommodate the needs and desires of a growing senior population. Units can be designed to be affordable to a range of income levels and may be financed through a variety of sources, including but not limited to, tax-exempt financing, low income tax credit equity, and conventional debt.
Working with local governments, universities, and Community Reinvestment Act banks, UniDev has succeeded in planning and developing quality for-sale housing that is available with a zero down payment and with a commitment of no more than one-third of the household’s gross income. Our financing techniques enable a household to afford housing priced at 4 to 5 times its gross income (i.e., a household having a gross income of $50,000 can afford to purchase a UniDev home priced at ~ $225,000).
