Workforce & Senior Housing / Town Center
KAMAKOA AT WAIKOLOA VILLAGE, HI
In May 2005 UniDev was selected by the County of Hawaii as the Master Developer for the planning and development of the County’s new 1,200 unit workforce housing community near Waikoloa Village, Hawaii. This new community, named Kamakoa, will contain 800 units of for-sale housing and 400 units of rental housing. All of the housing will be affordable to households earning 140% or less of the area median income. The Kamakoa project will also include 144 affordable senior rental units along with a senior community center. When fully developed the Kamakoa community will also include: community parks, a community center, a daycare facility, and neighborhood retail sections. The development of Kamakoa is scheduled to begin in 2007 and the first homes will be available for occupancy in mid-2008.

HAWAII RESERVES, INC.
In 2004 UniDev was chosen by Hawaii Reserves, Inc. (HRI), a for-profit corporation affiliated with the Mormon Church and Brigham Young University (BYU), to undertake the strategic planning for a project that, at full build-out may include 300-500 workforce housing units, 150-200 seniors housing units, and a town center. La’ie, the project’s location, is one of the largest communities of the Mormon Church and home to Brigham Young University of Hawaii. This project will serve employees of the Polynesian Cultural Center (PCC), BYU and other local public employees on the island earning between 50% and 120% of area median income. Through the customized application of UniDev’s proprietary financing model, income will be generated from this project that can be used by HRI to fund priority projects for PCC, BYU and the La’ie community. UniDev is currently involved in the initial stages of planning for this project and the land plan and design concepts are currently being fleshed out. Thereafter, UniDev will manage the implementation of the development in their capacity as Owner’s Representative for HRI. Fannie Mae and Citigroup Global Markets have expressed a strong interest in financing this project.

ST. FRANCIS HEALTHCARE SYSTEMS
St. Francis Healthcare Systems (SFHS), is the owner and operator of the St. Francis Medical Centers and affiliates located throughout the State of Hawaii. SFHS selected UniDev as its Owner’s Representative in the development of a new Senior Housing Community that will include approximately 250+ units of for-sale and senior rental housing at SFHS’s Ewa Villages site. This new community is being planned on an undeveloped 23-acre site in Ewa Village on the Island of Oahu. The goal of the St. Francis project is to provide housing for households earning as low as 60% of the average median income for the area. Financial programs such as the state’s Mortgage Credit Certificate program and UniDev’s Housing Assistance Allowance will help buyers to qualify and pay for homes that would normally be out of their reach. The development will include a variety of housing types, including clustered single-family units, town-homes and apartments. UniDev has structured the financing for this project to generate revenues that will be used to build non-revenue generating facilities consistent with SFHS’s mission to advocate for the poor and disadvantaged. Members of UniDev’s team for this project include a homebuilder, market analysis firm, and architectural firm, all with national reputations and expansive project experience. The Project is in predevelopment with construction expected to begin November 2006 and be completed by the end of 2009.

Workforce Housing
BRIGHAM YOUNG UNIVERSITY – HAWAII
In 2005, UniDev prepared an analysis for Brigham Young University – Hawaii (BYUH) assessing employee housing needs. In 2006, BYUH engaged UniDev to implement the planning and development of workforce housing for BYUH employees, as recommended in the report. The project currently includes the conversion of 33 units of rental housing on BYUH’s campus to for-sale units, the development of 52 units of for-sale housing, and the renovation of other existing units in the community.
